What you get, and what you skip
Listing small parcels of land can be slow and uncertain. Selling direct trades some of the potential top price for speed, certainty, and a lot less work.
A written offer in 24 hours
Send the basics and get a real number, in writing, within 24 hours of a complete submission. No guessing, no waiting on showings.
No commission to pay
We buy directly. There is no listing agreement and no agent commission coming out of your check.
No survey, appraisal, or cleanup
You do not pay for reports or clear brush. We do our own research, and we buy the land as it sits.
Standard closing costs covered
In most deals we pay the usual title or closing fees, deed prep, and recording. Your offer spells out exactly who pays what.
You pick the closing date
As soon as 21 days when title is clear, or later if you need time. Closing runs through a title company or closing attorney.
Back taxes and liens can be OK
Overdue property taxes and many liens can be paid from your proceeds at closing, so you walk away clean.
Sign from anywhere
Most sellers never visit again. Documents can usually be signed by mail or with a mobile notary, depending on the closing office.
A "no thanks" is fine
Take your time with the number. There is no obligation, and we will not chase you after you decide.
Us vs. listing with a realtor
Neither is right for every parcel. Here is how they typically differ.
| Selling to us | Listing with a realtor | |
|---|---|---|
| Time to an offer | A written offer within 24 hours of a complete submission | Depends on when a buyer shows up. Raw land can sit for a long while. |
| Commission | None. We are the buyer, not an agent. | A percentage of the sale price, commonly 5–10% |
| Prep work | None from you. We research it ourselves. | Photos, signs, showings, and sometimes a survey |
| Closing timeline | As soon as 21 days. You choose the date. | Set by the buyer's financing, survey, and title work, so often longer |
| Repairs and cleanup | Not required. We buy as-is. | Buyers often ask for clearing or cleanup |
The realtor column describes typical listings and varies by agent, market, and property. A listing can net more for some parcels, though usually slower and with commission and prep costs. We will say so if we think that is true for yours.
From form to cash
Four steps, and most of the work is ours.
- 1
Send the basics
Address or APN, county, and anything worth knowing. Two minutes, no account needed.
- 2
We do the homework
County records, maps, access, flood and utility checks, and recent nearby sales. Sometimes a drive-by.
- 3
You get the numbers
A written cash offer within 24 hours, or a Property Snapshot within 48. No obligation either way.
- 4
Close and get paid
A title company or closing attorney handles the paperwork and sends your money by wire or check. You pick the date.
Kinds of land we buy
Not sure yours qualifies? Send it anyway. Worst case, we tell you honestly it is not a fit.
Vacant lots
Single lots in subdivisions or in town, the kind a builder can put a house on.
Small rural acreage
Roughly a quarter acre up to about five acres is our sweet spot. Larger tracts, ask us.
Inherited land
Parcels from a parent, relative, or estate that nobody plans to use.
Land with back taxes
Delinquent property taxes can usually be settled from the sale proceeds.
Landlocked or odd-shaped
No road frontage, an easement, or a strange boundary. We will take a look.
Wooded, sloped, or wet
Timber, hillside, creek or low ground. Condition affects price, not whether we look.
Multiple owners or an estate
Several heirs, a trust, or an open estate. We coordinate with the closing office so everyone signs.
Out-of-state owners
Never seen the lot, or live far away? We research remotely and close by mail or mobile notary.
Tired-of-it parcels
Land you bought as an investment, never built on, and are done paying taxes on.
Questions sellers ask
How do you decide what my land is worth?
We look at recent sales of similar parcels nearby, then adjust for the things that move price: lot size, road access, utilities or septic suitability, flood status, slope and tree cover, and any back taxes or liens. Because we resell or build on land, our offer also reflects the time and cost we take on. The offer is a straight number with no obligation to accept.
Are there any fees to sell to you?
You do not pay us a fee or a commission. In most deals we also pay the usual title or closing-office fees, deed preparation, and recording. Your written offer lists who pays which closing costs, so there are no surprises at the table.
What if I owe back taxes or there is a lien on the land?
That is often fine. At closing, the title company or closing attorney pays off overdue property taxes and many liens from the purchase price, and you receive what is left. If something more complicated shows up in the title search, we will tell you what we found and what it would take to clear it.
How fast can you close?
As soon as 21 days when title is clear and you are ready. Probate, multiple owners, or a slow county recording office can add time, and you can choose a later date if that works better for you.
What if I just want a number, with no commitment?
That is what the free Property Snapshot is for, and our cash offer carries no obligation either. Take the number, think it over, talk to family or an attorney. We will not keep calling after you tell us it is not a fit.
What is in the free Property Snapshot, and is it an appraisal?
It is a short write-up with an estimated value range, a handful of recent comparable sales, and notes on access and market conditions, delivered within 48 hours of a complete request. It is a market estimate, not a licensed appraisal, and it does not guarantee what we or anyone else would pay. If it looks like a fit, we may follow up with a cash offer.
What kinds and sizes of land do you buy?
Our focus is small parcels, roughly a quarter acre to about five acres: vacant residential lots, rural homesites, and small acreage that local builders look for. We will look at bigger tracts and unusual parcels too. Send it over and we will give you a straight answer, even if the answer is that we are not the right buyer.
Do you buy landlocked, wooded, or hard-to-access land?
We will evaluate it. Landlocked or odd-shaped parcels, wooded or steep ground, and land with no road frontage are harder to sell, and access often changes the price a lot, but they are not automatic no's. Tell us what you know about the access and we will research the rest.
Do I need a survey, an appraisal, or any paperwork?
No. You do not pay for a survey, appraisal, or reports. We do our own research, and the title company or closing attorney prepares the documents. It helps to have a property tax bill or the parcel number (APN) handy, but it is not required to start.
Can you buy land with multiple owners or from an estate?
Yes, in many cases. Several heirs, a trust, or an open estate can all work, but every owner needs to be able to sign, and land held in an open estate is usually sold by the personal representative the court appoints. We coordinate with the closing office, and we suggest you talk with a probate attorney about your family's situation.
How do I actually get paid?
At closing, the title company or closing attorney sends your proceeds by wire or check, your choice. We pay cash, so there is no buyer's loan to wait on.
Are you a real estate agent? Will you resell my land?
No. We are a land investment company that buys directly from owners, and we are not a licensed agent or broker unless we say otherwise. We may sell the land to a builder or another investor, or assign our purchase contract to another buyer. The price and terms in your signed contract do not change if we do, and we will disclose any assignment as required by the law where the land is located.
Do you buy land outside Houston and Limestone County?
Houston and Harris County, TX, are where we are focused first, with Limestone County, AL (the Huntsville metro) next, and we may buy elsewhere. Send your property from anywhere and we will tell you whether we are buying in that county yet.
Selling land in a specific state or county?
We are starting in Houston, Texas, with Limestone County, Alabama, close behind, and may buy elsewhere. Pick a location for local details, or send your parcel from anywhere.

Ask about my countyHow we work, in plain language
Landglen is a land investment company that buys directly from owners. We are not a licensed real estate broker or agent unless we state otherwise, we are not acting as your agent, and we cannot give legal, tax, or financial advice. You are always free to have an attorney review any agreement.
We may sell the land to another buyer, such as a local builder, or assign our purchase contract to one. If we plan to assign our contract, we will tell you in writing before you sign, as the law where the land is located requires. Any offer is subject to due diligence and a written purchase agreement. A Property Snapshot is an estimate, not an appraisal.
