How selling your land for cash works
A straightforward, paperwork-light process built for owners who live far from their land.
Step 1: Tell us about your property
Fill out the short form or call (408) 809-1640. The most helpful details are the county and state and the parcel number (APN), which is printed on your property tax bill. If you don't have it, an address or the owner's name is usually enough for us to find the parcel in county records.
Step 2: We research the land
We review the county's parcel maps and tax records, check road access, zoning, flood zones, utilities, and look at what similar land nearby has actually sold for. We also check for back taxes or liens so there are no surprises later.
Step 3: You get a written cash offer
We send a clear, written offer within 24 hours of a complete submission (or, if you chose the free Property Snapshot, a value range with nearby sales within 48 hours). There is no obligation and no pressure. If you have questions, we'll walk through how we arrived at the number.
Step 4: Sign the purchase agreement
If you accept, we sign a simple purchase agreement. You're welcome to have an attorney review it. We then open escrow with a licensed title company or closing attorney in the property's state.
Step 5: Title work and closing
The title company confirms ownership and handles payoffs for back taxes or liens out of the proceeds. You sign the deed from home, by mail or with a mobile notary. Many closings are done in as little as 21 days; probate or title issues can take longer.
Step 6: Get paid
When the deal closes, the title company sends your funds by wire or check. In most deals we pay the standard closing costs, and you never pay a commission.
