Frequently asked questions
Straight answers about selling your land for cash.
How do you determine your cash offer?
We look at recent sales of similar parcels nearby, the lot's size, road access, utilities, zoning, flood status, and any back taxes or liens. Then we make a fair offer that accounts for the time and costs we take on so you don't have to. There is never any obligation to accept.
Do I have to pay any fees or commissions?
No. There are no realtor commissions and no fees to you. In most cases we also pay the normal closing costs, such as title and escrow fees. Your written offer spells out exactly who pays what.
How fast can you close?
Once you accept, we open escrow with a licensed title company or closing attorney. Many deals close in as little as 21 days. Title issues, probate, or a county's recording times can add time, and you choose the closing date.
Will you buy land with back taxes, liens, or title problems?
Often, yes. Back property taxes and many liens can be paid off from the sale proceeds at closing. We also look at inherited land, land with unclear access (landlocked), and other situations a traditional buyer may avoid.
Do I need to visit the property or clean it up?
No. Most sellers live out of state and never set foot on the land again. We do our research remotely, and the closing documents can usually be signed by mail or with a mobile notary near you.
Is my information kept private?
Yes. We use your information only to evaluate your property and contact you about it. We do not sell your personal information. See our Privacy Policy for details.
Are you a real estate agent?
No. We are a land investment company that buys property directly, and we may assign our purchase contract to another buyer. We are not acting as your agent or broker and do not give legal or tax advice. You are always free to have an attorney review any agreement.
What information do you need from me?
Just your contact information and the property's county and state (or its address). The parcel number (APN) from your tax bill speeds things up, but it's optional.
Can I sell if the land is in probate or owned by several heirs?
Often yes. All owners of record (or the estate's executor or administrator) will need to sign. We can work with your probate attorney and the title company to figure out what's required.
What if I owe more in back taxes than the land is worth?
Tell us anyway. We'll look at the numbers honestly. In some cases a sale still makes sense; in others we'll tell you so and suggest you talk with the county or a professional.
Do you buy land in any state?
We focus on Texas (Houston first) and Alabama. If your land is somewhere else, reach out anyway; we may be able to help or point you in the right direction.
